For investors

Your asset should be in your control.

Ask anyone who invests in a unit: they'll tell you it can be financially tough and a real drain on your time. But it doesn't have to be. Stay across your property's capital works forecast, levy recovery rates, spending controls and records. If you have one, easily delegate the admin tasks to your property manager (without giving up control or access to information).

Financial transparency

You made every dollar count for your deposit: don't stop now.

OurCommons lets you see your building's actual spend against an estimated plan using a 10-year capital works forecast built on your building's unique works history and characteristics.

  • Live fund balances and spend against the building's approved budget to keep you up to date and ahead of any levy increases.
  • Spending limits and approval thresholds can be set by the committee: big jobs can't be waved through quietly and instead require a transparent RFP process to get a good deal.
  • A double-entry, immutable ledger. Every entry timestamped, corrections posted as reversals, nothing deleted, with a rock-solid audit trail for your peace of mind.

Competitive procurement

Never settle for second best.

Our RFP module lets your managers ask verified, community-rated contractors for sealed bids on capital works and services. Your committee gets a side-by-side analysis before voting so you can rest rest easy knowing your building is testing the market.

  • Sealed-bid RFPs so quotes become real competition based on deep scope information; not a formality, not a backroom deal and not a race to the bottom.
  • Community ratings and reviews, licences carried, and job history for vendors on the platform help you make better judgment calls.
  • Awarded contracts are tracked from sign-off to completion, with the possibility of payment releases being made subject to work signoff: all on record.
Books and records

Levy receipts, voting history, bylaw changes, and all legal notices are in one place

All the documents you need from levy receipts to what you (or your proxy, like your managing agent) voted on: everything is accessible all-year-round, so nothing needs reconstructing or chasing up in July.

  • Vote at AGMs and EGMs online, ahead of time, through your managing agent, or attend in person: how you manage your asset is up to you.
  • Notifications on your app or mobile can adjusted to your desired level of involvement: get every update, or the essentials-only.
  • A 'one-click' accountant pack with a capital-gains cost-base summary is on our roadmap to make things even easier

Using a managing agent?

Delgate on your terms and always stay in the loop.

Invite your property manager and customise exactly what they can do on your behalf: lodge tenancy notices, cast proxy votes, pull reports to review: you see everything they do on your behalf, and you can revoke access at any time. Delegate deeply, with oversight and control built-in.

  • Agents can lodge tenancy and transfer notices, vote by proxy, and deal with building management on your behalf so you can skip the paperwork.
  • They can export building documents, lodge formal records requests, and request payment plans on your behalf if your tenant is behind on rent or levies are putting on pressure.
  • Switching agents takes minutes. The audit trail of what the previous one did stays on record so there is no muddying of responsibility.

Co-ownership

Joint owners? Not a problem.

Joint tenants or tenants in common, co-ownership works properly here: shared votes, shared notices, no accidental double-ups.

#1

Joint tenants

Co-owners hold the whole lot jointly with the right of survivorship. One undivided interest, shared equally.

  • One shared entitlement for the lot, with voting rules you set up once at signup.
  • Vote together as one, or give one owner a standing proxy for the lot.
  • Each owner picks their own notifications: everything, the legal minimum, or somewhere in between.
#2

Tenants in common

Each co-owner holds a distinct share, equal or not, that they can deal with independently.

  • Each owner's share (60/40, 50/50, whatever's on title) is on record with entitlements apportioned to match.
  • Vote your own share independently, or hand one owner standing authority for the lot.
  • Each owner picks their own notifications: everything, the legal minimum, or somewhere in between.

Either way, one of you can run the admin for both of you.

If one owner handles the paperwork in your household, make it official. A standing authority lets them act and vote for the lot, so nothing stalls waiting on a second signature and nobody drowns in duplicate notices.
